Buyers Should Know

There are different types of relationships between real estate brokers and clients. There are buyers’ agents, sellers’ agents, dual agents and statutory agents. Depending on the mutually agreed upon contractual relationship an agent may be acting as a fiduciary agent for a buyer or a seller. A fiduciary agent has the duty to act in the best interest of his or her client. In the case of dual agency, an agent is equally responsible to the seller and the buyer, simultaneously.

It’s important that you understand how an agent would be representing you. Be sure to read through forms / contracts and satisfy answers to your questions before signing documents.

What to Expect

Prequalification The first thing most real estate agents are going to ask you is if you have spoken with a lender. Take the time to talk to a mortgage professional to determine your buying power. Find out how much you can afford, how much to put toward a down payment, potential programs, what type of loan is best for you, what fees and additional costs may be associated with the purchase of your home.

Goals and Preferences Why are you purchasing property? Tired of renting? Looking for an investment? Considering certain questions will help you in your decision making process. Distinguish your wants versus your needs. What neighborhood would you like to live in? How many bedrooms do you need? Knowing what you want ahead of time will help you narrow your search.

Make an Offer Once you have found what you are looking for, Jenny will help you negotiate a fair offer based on comparable homes. If your offer is accepted, you will be officially under contract.

Due Diligence As the buyer, it is your responsibility to do your due diligence through property inspections, reviewing title commitment, providing information to your lender and the like.  There is a lot happening during this period. As your agent, Jenny helps you walk through the process.

Closing is the official transfer of deed from the seller to you, the buyer. Be sure to bring a photo ID with you to the closing appointment. Once the closing process is complete, you are a new home owner!
