Things to Think About

Selling your home has the potential of being a daunting task, if you were to choose to do it on your own. You would need to determine your home’s market value. Gather essential information and prepare it for listing. Market the property to a targeted audience. Host open houses. Coordinate showings. Negotiate and accept an offer. Agreements, disclosures, title commitments, inspections . . .

Why not employ someone familiar with the process?

As a trusted real estate professional, Jenny would love the opportunity to help you navigate the complexities of selling your home. She can provide resources to determine your home’s value, create a customized marketing plan to gain exposure for your listing, and more. If chosen as your agent, Jenny will walk through the process with you, step by step.

What to Anticipate

Determine Value Jenny has the resources to help you determine the value of your property. Choosing the right price is an important part of the selling process. Contact her today for a free comparable market analysis (CMA).

Prepare for Listing Make sure your property is as marketable as possible. Consider repairs that could add value to your property, a fresh coat of paint and/or updated fixtures. Ask Jenny to walk through your property and offer her expertise.

Negotiate an Offer Once your property is on the market, you may receive and offer from an interested buyer. The offer may be different than your asking price. You can accept, reject or counter the offer. Once all parties agree to terms and sign the buy-sell agreement, you will be under contract. Once under contract, there will be a period of time before the sale is final. During this time, there will be inspections, appraisals, title commitment, etc. Jenny can help you understand conditions, provisions and obligations of the contract.

Closing Once the period of due diligence and the lending process is complete, you will be ready to officially sell your property. Jenny will coordinate a closing appointment with a title company. You will sign paperwork and ownership will be transferred to the buyer.

Tips for Effective Presentation

Curb Appeal

First impressions are important. Paint the door, clear debris and clutter from the walkway and yard, mow the lawn and prune hedges. Pot or plant colorful plants to make things cheerful and inviting. Fix broken screens, doorbells, shingles, outdoor lighting, etc. Consider replacing your worn doormat. People do judge books by their covers.

Clean and Clutter Free

Cleanliness implies a home has been well taken care of. Buyers scrutinize homes, especially kitchens and bathrooms. Consider a fresh coat of paint. Clean rugs and carpets. Tidy each room, including cabinets, closets and the garage, before showing. Keep everyday items out of sight, such as toys and pet items.

Start Packing

Cramped and cluttered rooms turn buyers off and make your house look smaller. A home packed with your personal belongings also makes it difficult for others to envision living there. Store away excess furniture, toys and personal decorations, such as family photos. Pack up things you don’t use on a daily basis, and put them in storage. Decluttering your house also gives you a head start on your move.

Fresh Paint

A well-done, no-frills paint job is all you need. Put a fresh coat of paint on white or beige walls, and repaint walls that have eccentric or unconventional colors. Nature- and spa-inspired neutral colors, such as taupe and subtle gray, are the best choices. Definitely don’t forget the trim and molding either. And a fresh paint job on outdated or worn cabinetry goes a long way, too.

Fix It

Repair or replace broken or outdated hardware throughout your home. You can install new door handles, faucets, towel bars and curtain rods – fixtures that are readily visible to homebuyers – rather inexpensively. New hardware in the bathroom, kitchen and on windows and doors also improves the functionality and safety of these components. Don’t forget to replace burnt out light bulbs.

Inviting Accents

Fresh, decorative flowers in the kitchen or on the dining room table are always a nice touch. Set the dining table right before showings or an open house. Ensure you have the right window treatments, which enhance natural brightness and boost the appearance of a home.
